The zone closest to the Seminyak side, and the most “urban” of the three. Berawa’s advantages are practical: guests staying anywhere from Seminyak to central Canggu can reach you without a heroic drive, big beach clubs are nearby for an afterparty, and the villa stock is deep. The trade-off is proximity — neighbours are close, and many surrounding properties are family rentals or guesthouses with early bedtimes. Batu Bolong: the centre of the action

The heart of old Canggu — the shortcut streets, the cafes, the surf break. Staying here means your party sits in the middle of everything, and for groups who want to roll from villa to bars on foot, nothing beats it. It’s also the densest and noisiest zone with the worst evening traffic, and sound complaints travel in both directions: your party bothers neighbours, and Tuesday’s live music three doors down bothers your recovery day. Pererenan: space to be loud

The northern edge, where villas still back onto rice fields and the buildings breathe.   4. Over-the-wall audit — what surrounds the villa on all sides, and how close is the nearest long-term neighbour?
  5. Deposit terms — amount, damage definitions, condition documentation, refund timing.
  6. Kitchen and staff access — burners, fridge space, and a service route that bypasses the party.
  7. Parking reality — cars inside the gate, van access for load-in, overflow plan for taxis.
  8. Power capacity — can the electrics run a sound system, lighting and rice cookers simultaneously without tripping? Ask what happens when breakers go.
  9. Pool safety at night — lighting, depth, and no glass rule enforced at the water.
  10. Manager availability — a named person reachable on the night, and confirmation of the villa’s standing with the local banjar for events.

If a villa passes all ten, book it and sleep well. If it fails one or two, that’s usually solvable with planning. If the manager can’t answer half of these in writing, walk away — the listing photos are hiding something.
